The $9,999 starting package is based on a qualifying single-storey house with a main building footprint of up to 180 m², delivered as an approved, machine-ready shell. You do not need to be an owner-builder. You can engage us directly before your chosen building company starts, prepare some items, use your own trades, or ask us to add and quote any preparation work you need.

Do I have to complete all the preparation myself?

No. The prepared-shell checklist defines what must be complete for the base Demo Assist price. You can arrange some items yourself and ask us to quote any—or all—of the remaining strip-out, roof, asbestos, services, trucks, disposal and site work.

Do I have to be an owner-builder to use Demo Assist?

No. Demo Assist is for owner-builders and for homeowners who have chosen a building company but are arranging the demolition separately. It is a flexible, itemised pathway: we complete the agreed paperwork and heavy demolition while you choose which preparation items to organise and which ones to add to our quote.

Can I compare your quote with my builder's demolition price?

Yes. Ask the builder to identify the demolition amount, allowances, exclusions and handover standard in writing, then compare it with our scope on a like-for-like basis. Builder arrangements differ, so we do not assume a set markup; we show you what our price includes and what remains separate.

What does “machine-ready shell” mean?

It generally means internal fit-out, ceiling lining, insulation and loose mixed waste are removed; metal roof sheeting is removed or added to our quote; asbestos and services are cleared; access, fencing and pre-start evidence are ready; and retained items are marked. A standard tiled roof and ordinary timber roof frame may remain where the property qualifies. The exact checklist is confirmed in writing.

What structures and concrete are included in the base price?

For a qualifying property, the base scope can include up to 180 m² of main single-storey building footprint, measured to the outside of the main walls and including an attached garage, plus a standard tiled roof with ordinary timber framing and up to 60 m² of agreed accessible domestic driveway or external concrete. Detached buildings, patios, verandahs, excess concrete, thick or heavily reinforced slabs and unexpected footings are quoted separately.

Why is a metal or tin roof treated differently?

Metal sheets generally need controlled removal and separation before the excavator processes the remaining structure. We can quote and complete that work, or the client may arrange an approved competent provider. A standard tiled roof and ordinary timber frame may remain for qualifying Demo Assist properties.

Do you complete the demolition applications?

We can prepare and coordinate the agreed demolition permit and service-application pathway, including lodgement where the authority permits and the owner has provided the required authorisation. The client supplies accurate ownership documents, plans and signatures and pays council, utility, consultant and specialist fees unless the written quote states otherwise.

Can you manage the entire demolition instead?

Yes. Full-Service Demolition is available for customers who want the agreed pre-start requirements, specialist providers, demolition, trucks, disposal and final site clearing coordinated as one property-specific scope.

Is the $9,999 special guaranteed?

It is a starting package, including GST, for a qualifying straightforward single-storey house with a main building footprint of up to 180 m², delivered in the agreed machine-ready condition. The written base price is confirmed after inspection. Larger homes remain welcome but require a separately assessed price. Any requested preparation, unexpected condition or additional machine scope is quoted separately before work where reasonably possible.

Do you need a demolition licence for a single-storey house?

WorkSafe WA excludes total or partial demolition of a single-storey dwelling from Class 2 licensed demolition work. A local-government demolition permit, safe work planning and all applicable asbestos, service-disconnection and site-safety requirements still apply.

What types of homes do you demolish?

The services promoted on this website are for eligible single-storey homes and separately assessed single-storey partial or ancillary structures.

Are trucks and tip fees included?

They are separate from the machine package and handled open-book. We can use the truck-and-dog where suitable and organise semi-tippers, then pass the agreed third-party truck and facility invoices through at cost with no markup. Disposal follows the receiving facility's actual measurement, classification and rate.

How is demolition waste sorted?

Where practical, clean brick and concrete are kept apart for C&D recycling, metal is recovered and reusable timber can be kept or sold. Only the mixed remainder goes to the more expensive general-waste stream. Contaminated or rejected loads cost extra.

What can be added to the Demo Assist quote?

Internal strip-out, metal-roof removal, asbestos work, utilities and pre-start requirements, trucks, disposal, trees, vegetation, detached garages and outbuildings, septic pump-outs and decommissioning, swimming-pool removal, excess concrete, unexpected footings, contaminated material, rock, restricted access and traffic control can all be assessed and quoted.

What if something must not be demolished?

It must be marked on the site plan and physically identified before work. The pre-start handover records fences, walls, trees, services, slabs and other protected items.

Can you handle asbestos?

Asbestos assessment, removal and disposal can be included in the property-specific quote. The material type, quantity and current licence requirements are checked first, and the applicable clearance evidence is required before demolition proceeds.
